How to Get Preapproved for a Home Loan

Loan preapproval begins with finding a good lender and culminates with a letter stating your buying power. It s a must-have in many markets. Real estate agents request it because they know many sellers won t take you seriously without having a mortgage lender sign off on your credit and finances. The scope and accuracy of a preapproval varies based on the lender and the information you provide. A preapproval is usually considered more reliable than the less involved prequalification letter, which requires fewer details upfront.

Doubling Your Effort With Two Lenders

A mortgage broker or bank loan officer can initiate the preapproval process with you in person, over the phone or online. Online mortgage lenders provide relatively quick results with minimal time investment on your part. You can answer the lender s questionnaire using your computer and upload supporting documents. However, if you prefer to speak with and interview a single point of contact, work with a loan officer at a reputable bank or mortgage brokerage. To get a second opinion of your loan qualifications, get preapproved with at least two lenders.

Factors Analyzed for Preapproval

Guidelines, loan terms and conditions for loan preapproval vary by lender and your individual financial circumstances. However, there are a few generally accepted rules you must meet to gain preapproval. To determine whether you qualify for preapproval, the lender analyzes your:

  • debt load as represented by a debt-to-income ratio
  • minimum credit score and history
  • employment history
  • assets

These aspects of your finances work hand-in-hand. While you may not excel on every front, having a healthy debt load and a 20 percent down payment, for example, can get you preapproved despite less-than-excellent credit, with some lenders.

General Guidelines To Meet

Your DTI ratio for housing costs, known as a front-end ratio. should range between 28 percent and 31 percent. Total monthly obligations, including housing, are expressed as a back-end ratio. The back-end ratio is usually no more than 36 percent, but may be as high as 43 percent. Lenders typically require FICO scores of at least 620 or 640. However, you may be able to gain preapproval despite low credit with a higher down payment. That s because the amount you contribute from your own funds to buy a home offsets the lender s risk. Down payments range from 3 percent to more than 25 percent, depending on the loan type and property type.

Documentation Needed for Preapproval

Provide your lender with recent income and asset information. Exact paperwork needed depends on your circumstances. However, you usually must provide:

  • one month of paystubs
  • past two years of tax returns and W-2s
  • two months of bank statements and three months of investment account statements
  • recent profit and loss statements and business licenses, if self-employed

Most lenders must know precisely where your down payment comes from to ensure that it s not borrowed. They check for large or unusual deposits and may require written explanations to document the source of your funds.

Preventing Preapproval Problems

Cooperation with your lender and honesty are essential to a solid loan preapproval. A preapproval isnt a commitment to lend and it s subject to subsequent verifications and documentation, such as a home appraisal. Should the home or any aspects of your finances fall short of the lender s requirements, you may no longer qualify for a loan. Be completely up front with your lender and avoid making the following mistakes:

  • not fully disclosing additional income, employment, funds or tax write-offs
  • failing to disclose debts not on your credit report, such as alimony or child support
  • overspending, financing consumer purchases or taking on new credit lines
  • borrowing money from friends, family or other lenders
  • misrepresenting any aspect of your financial situation

(Written 2007) There s a boom about to well, BOOM! In fact, it has already been booming for some time now. As digital photography gathers momentum, technology bounds on and prices lower, more and more people are taking up photography a little more seriously than before.

Maybe digital photography is popular because the staff at the local lab don t need to see your efforts while learning anymore. Maybe it s because you can shoot a gazillion photos at no extra cost. (Please note: a gazillion is quite a lot and you would need a memory card the size of a bus therefore it is not a word yet)!

Whatever the reason for its popularity, digital photography, in my opinion, hasn t even started yet. With the popularity of consumer DSLR s such as the Nikon D90, D5100, D7000 , the Canon EOS Digital Rebel TLi or the 50D, 60D, 5D Mark II all starting to fall to an affordable level, sales will inevitably increase rapidly.

The boom is expected to continue as companies like Canon and Nikon prepare to do further battle for your hard-earned cash.

With this boom of professional style camera ownership there comes a problem too.

It is all too easy to think that just because you have an all singing, all dancing DSLR, you are then a photographer who can maybe cope with a wedding or two.

There are many websites springing up giving advice on digital photography, but some have not a single photograph on them.

There is a lot more to photography than the equipment and there is a lot more to starting a photography business than that. These tips on better digital photography are aimed at the beginner, newbie or starter that wants to learn with a step by step approach, take things slowly but surely and eventually take better digital photography.

There is absolutely no reason why anybody cannot make a living at photography, but it takes time, dedication and determination (and a camera or two)! As a well known Nun once sang start at the very beginning! That is where we shall start, by simply holding the camera.

“If You Give a Pig a Pancake” – Sequencing Activities

“If You Give a Pig a Pancake” provides another fun filled opportunity for students to learn more about sequencing. This skill is important in comprehension, giving and receiving instructions, retelling a story and story writing. What fun you and your students will have with a pig and a pancake!

Gather the students together and share “If You Give a Pig a Pancake.”

After talking about the story and looking carefully at the illustrations, ask for volunteers to retell the story. As the story unfolds print on chart paper each of the events. Read with the students and ask if that is the story in the right sequence (order).

Ask the students why they think it is important to tell or do things in the right order. As an example ask each child to take off one shoe. Now ask them to: 1) Put your foot in your shoe. 2) Fasten your shoe. 3) Stand up. Now repeat this action but mix up the order. e.g. 1) Fasten your shoe. 2) Stand up. 3) Put your foot in your shoe.

Story Necklace

Now is a good time to introduce sequence activities for “If You Give a Pig a Pancake.”

Review the story again and draw attention to the chart sentences in the correct order. Tell the children that they are going to make a story necklace. Provide each student with 6 – 8 pieces of light card approximately 2″ X 3″ (5cm X8cm). Use a paper punch and punch two holes in the top of each card. Ask students to make a picture and print a sentence (or word) for events in the story. When the pictures and writing are complete thread the cards (using the holes punched in the top of each card) onto a pipe cleaner in the correct order. Add enough yarn to each end so that the necklace can be loosely tied around the student’s neck. N.B. Pipe cleaners work better than yarn as the cards will stay flat and not bunch up.

Roll Out a Story

Provide students with long strips of paper approximately 30″ X 4″ (75cm X 10cm) – or with blank adding machine tape. Tell them that they are going to make a movie. Ask them to draw pictures in the correct sequence of ‘If You Give a Pig a Pancake.” For students who are able they should print a caption under each illustration. When the pictures and writing is complete add a toilet paper roll to each end and roll the story paper onto the roll at the beginning. Then each child can unroll their story from one tube to the other in “movie” style.

Orally presenting and reading stories is an exciting way for children to celebrate their writing. This roll-out-a-story design is fun to share as it relates to the making of movies. Everyone will have a good time. You might even serve popcorn while you “watch” the movies!

After examining the circle sequence of the story ask students what happens in our lives every year? What sequence are we very familiar with? (seasons) Using the templates one and two ask students to make a circle story of “Give a Pig a Pancake.”

Number Sequence

Ask the students to count the number of pages in the book. What is the last number? What number comes before that? What is the first number? What number comes after that? Choose a number. Tell what comes before it and what comes after it. Students readily recognize the importance of sequence in numbers.

Have a pancake party to finish off the sequence activities for “If You Give a Pig a Pancake.” Even if there are no cooking facilities an electric frying pan can be used – with careful supervision of course! Emphasize the importance of following the sequence of the recipe to make the pancakes.

Collect copies of “If You Give a. ” books and encourage your students to read and reread them. They may wish to write a letter to the author or the illustrator to tell why they enjoyed their books.

Introduce students to the joy of books and incorporate learning activities – every day will be a great day in the classroom!

VA Home Loans

You must have satisfactory credit, sufficient income, and a valid Certificate of Eligibility (COE) to be eligible for a VA-guaranteed home loan. The home must be for your own personal occupancy. The eligibility requirements to obtain a COE are listed below for Servicemembers and Veterans, spouses, and other eligible beneficiaries.

VA home loans can be used to:

  • Buy a home, a condominium unit in a VA-approved project
  • Build a home
  • Simultaneously purchase and improve a home
  • Improve a home by installing energy-related features or making energy efficient improvements
  • Buy a manufactured home and/or lot
  • To refinance an existing VA-guaranteed or direct loan for the purpose of a lower interest rate
  • To refinance an existing mortgage loan or other indebtedness secured by a lien of record on a residence owned and occupied by the veteran as a home

Eligibility Requirements for VA Home Loans

Spouses

The spouse of a Veteran can also apply for home loan eligibility under one of the following conditions:

  • Unremarried spouse of a Veteran who died while in service or from a service connected disability, or
  • Spouse of a Servicemember missing in action or a prisoner of war
  • Surviving spouse who remarries on or after attaining age 57, and on or after December 16, 2003

(Note: a surviving spouse who remarried before December 16, 2003, and on or after attaining age 57, must have applied no later than December 15, 2004, to establish home loan eligibility. VA must deny applications from surviving spouses who remarried before December 6, 2003 that are received after December 15, 2004.)

  • Surviving Spouses of certain totally disabled veterans whose disability may not have been the cause of death
  • Other Eligible Beneficiaries

    You may also apply for eligibility if you fall into one of the following categories:

    • Certain U.S. citizens who served in the armed forces of a government allied with the United States in World War II
    • Individuals with service as members in certain organizations, such as Public Health Service officers, cadets at the United States Military, Air Force, or Coast Guard Academy, midshipmen at the United States Naval Academy, officers of National Oceanic Atmospheric Administration, merchant seaman with World War II service, and others

    Restoration of Entitlement

    Veterans can have previously-used entitlement “restored” to purchase another home with a VA loan if:

    • The property purchased with the prior VA loan has been sold and the loan paid in full, or
    • A qualified Veteran-transferee (buyer) agrees to assume the VA loan and substitute his or her entitlement for the same amount of entitlement originally used by the Veteran seller. The entitlement may also be restored one time only if the Veteran has repaid the prior VA loan in full, but has not disposed of the property purchased with the prior VA loan. Remaining entitlement and restoration of entitlement can be requested through the VA Eligibility Center by completing VA Form 26-1880.
